From the very beginning, New Monaco has been about listening first. When the land was purchased, our first step was to ask Peachland’s Mayor and Council one simple question: What does the community need?
That question shaped everything. Over the years, we’ve worked side-by-side with residents, community groups, and Council to create a vision that reflects Peachland’s values: more housing, better healthcare, stronger infrastructure, sustainable design, and opportunities for every generation. Project Status
Area Structure Plan (ASP) & Official Community Plan (OCP)
A Master Plan and set of development policies has been completed in conjunction with the municipality. The ASP and OCP act as a guide through the various development phases that both New Monaco and the City of Peachland continue to work on with the support of the community and team of experts engaged to bring the vision to life.

Rezoning
Rezoning was completed after New Monaco drafted a Comprehensive Development Zone (CD) with municipal staff, which was presented to City Council and approved unanimously. The CD governs what uses can occur on the site and where as well as height and other vital controls. The CD10 has been adopted into the zoning bylaw to ensure a heightened development quality and adaptability.

Phased Development Agreement (PDA)
New Monaco has completed a PDA with the community concurrent with the zoning that lays out the rights and responsibilities of both the developer and the municipality, including outlining the community amenities that New Monaco will provide during its build out. Subdivision & Servicing Agreement
Technical work on the site plan refinement, subdivision plans and engineering studies for water supply, sanitary systems, storm drainage, etc. is mostly complete. Expected completion of PLR is fall / winter 2025 and will be presented to the municipality for approvals. Post PLR approval, the Development & Building Permits will commence for the infrastructure and buildings.
Smart Sustainable Growth
Peachland’s Official Community Plan (OCP) places great importance on supporting sustainability. The OCP’s Regional Context Statement includes the municipality adhering to sustainable development practices” including water conservation and storm water run-off systems, use of solar and geothermal and water recovery systems.
